Leak Detection

When you have a mold issue generally you have a water issue as well. Mold only grows in situations where moisture is present. It is critical to find out where the excess moisture is coming from as you cannot correct a mold problem without making sure the source of the moisture has been addressed properly.

Our goal is to inspect the areas and find out what the source of the moisture is – so that in addition to assisting our clients with mold testing and inspection – we can also prevent the problem from happening again in the future. 

Types of leaks that commonly cause mold contamination:

  • Plumbing pipe leaks (leaks may be in the slab, in the wall, Etc)
  • Water line blockage
  • Appliance leaks (dishwasher leaks, refrigerator leaks, washer leaks, Etc)
  • Shower pan leaks
  • Roof leaks
  • Air conditioning pan leaks
  • Window or door leaks
  • Ground water (water seeping into foundation)
  • Water backing up from septic or sewer back into the house
  • Irrigation leaks

In order to find these leaks, we have to inspect the various areas within the home – typically starting where the worst water damage and mold are present.  In order to find the source of a leak we use many different methods including: moisture sensors, infrared cameras, ultrasonic equipment, cameras that we can run down through plumbing waste pipes, etc.

 

Sometimes a water test may be needed (for roofs, siding, window leaks) – where you spray water in the areas in question in an effort to re-create the leak so as to verify that is the actual source of the moisture.
